Socialite turned property developer Heidi Onisforou has built a mini-version of a home that broke the Australian record price for a terrace when it sold for $13m.
This latest property is a three-level four-bedroom, three-bathroom 1880s terrace at 102 Victoria St, Potts Point, just around the corner from the much larger Challis Ave residence.
Maclay Longhurst of BresicWhitney has a $5.75m price guide — less than half of the bigger property — ahead of a June 1 auction.
“I’m expecting lots of interest — everyone loves Heidi’s homes,” Mr Longhurst said.
The home on the 183 sqm block looked like a bomb site when it was bought for $4.1m more than two years ago, CoreLogic records show.

Ms Onisforou’s called on the same architect, Tim Allison — who did the Challis Ave terrace and an apartment in Macleay St — to work his magic.
Although smaller than the one in Challis Ave, on a 342 sqm block — which no longer holds the terrace record due to a $14m sale two doors away in January — the Victoria St residence is similarly impressive: solidly rebuilt; high ceilings and with glamorous, high quality fixtures and fittings.
Think expensive Poliform joinery in the kitchen and one of the bedrooms, solid American oak floors, lots of mirrors, grand crystal chandeliers, plush grey carpet, marble fireplaces and the original heritage wooden staircase with LED lighting added.
Throughout the home all of the cornices are done by the same company that does all heritage buildings, such as the Queen Victoria Building.
As always, Ms Onisoforou has done extensive research on sourcing the best of everything from around Australia and overseas.
The timber fireplace in the master bedroom, which also features stairs leading up to mezzanine level with a wall of built-in-wardrobes, was sourced from an old house in Toorak.
The exterior lights are from A Place in the Garden, London.
All of the bathware — including the freestanding bath — are by Nickel from Canada.
The ground floor and second-bedroom crystal chandelier are from Restorations Hardware by Timothy Oulton of Los Angeles.

The original slate roof and gutters have been restored by Daniel Daisley & Sons.
And the garden of Japanese buxus balls and cloud trees — all on a new irrigation system — is by Green with Envy.
All of the kitchen appliances are by Miele, including the double fridge freezer, plate warmer, steamer, dishwasher and the oven and induction cook top.
The Zipp cold and hot water filter tap are hugely popular.
New reverse-cycle airconditioning and heating has been installed.
There’s enough room for two cars through the roller-door via the back lane.
